From Bid to Project Completion.
Every Poerio project follows a structured process designed to keep communication clear and timelines on track. Here's what the journey looks like as a subcontractor.
Invitation to Bid
You'll receive a bid package with complete plans, specifications, and a clear scope of work. Our estimating team is available to answer questions throughout the bid period.
Award & Contracting
Upon award, we finalize the subcontract with clearly defined scope, schedule, and pricing. We walk through the agreement together to ensure alignment before any work begins.
Pre-Construction Kickoff
Before mobilization, we hold a kickoff meeting to review the project schedule, site logistics, safety requirements, and coordination procedures with all parties.
Construction & Coordination
Weekly subcontractor meetings keep everyone aligned. Our superintendents coordinate trade sequencing, and our project managers handle RFIs, submittals, and change orders promptly.
Punch List & Closeout
We conduct walkthroughs together to identify and resolve punch list items. Closeout documentation, final lien waivers, and retention release are handled efficiently so you get paid promptly.

Poerio maintains a .75 EMR rating because every person on our jobsites — employees and subcontractors alike — is committed to going home safe every day.
What We Require
- Site-specific safety orientation before starting work
- Personal protective equipment (PPE) worn at all times
- Daily toolbox talks and weekly safety meetings
- Immediate reporting of any incidents, near-misses, or hazards
- Compliance with Poerio's substance abuse policy
Insurance & Certifications
- General liability insurance (minimum $1M per occurrence)
- Workers' compensation coverage for all employees
- Auto liability insurance for vehicles on project sites
- Umbrella/excess liability as required by project
- EMR rating of 1.0 or below preferred
- Current state and local trade licenses as applicable
Clear Terms. Timely Payment.
We understand that cash flow is critical to your business. Our payment process is designed to be straightforward, predictable, and fair.
Submit your pay application by the scheduled cut-off date each month. We use standard AIA G702/G703 forms for consistency.
Conditional lien waivers are submitted with each pay application. Unconditional waivers are provided upon receipt of payment.
Standard retention is held per subcontract terms and released promptly upon substantial completion and receipt of all closeout documents.
All change orders are documented, approved in writing, and incorporated into your next pay application. No surprises, no disputes.
