Bringing your design to life with precision and confidence
Executing a Complete Design Without Disruption
Our Preconstruction Process
Document Review
Constructability review of architectural, structural, and MEP documents to identify conflicts and clashes early.
Trade Strategy
Outreach, prequalification, and strategic selection of qualified subcontractors for optimal collaboration.
Bid Management
Soliciting competitive bids (3-5 per trade), leveling scope, and building GMP confidence.
Cost Modeling
Value engineering for material alternatives, lifecycle cost analysis, and constructability improvements.
GMP Delivery
Clear bid packages and final guaranteed maximum pricing with transparent scope definition.
Constructability Review
A thorough constructability review is the foundation of our preconstruction process. We examine the complete design set to identify potential conflicts, clashes, and constructability challenges before they become expensive field problems.
By bringing structural, architectural, and MEP teams together early, we coordinate systems, resolve spatial conflicts, and optimize sequencing. This collaborative approach reduces change orders, accelerates the schedule, and ensures seamless coordination between all trades.
Constructability Review Areas
| Review Area | Focus | Deliverable |
|---|---|---|
| Structural & Architectural | Review framing systems, spatial conflicts, material specifications, and connection details. | Coordination notes & sketches |
| MEP Systems | Coordinate mechanical, electrical, and plumbing systems to minimize conflicts and improve efficiency. | System coordination plan |
| Fire Protection | Ensure fire suppression, detection, and egress systems are coordinated with structural and MEP layouts. | FP coordination drawings |
| Site & Civil | Review site logistics, staging areas, utility coordination, and site access during construction. | Site logistics plan |
| Long-Lead Items | Identify equipment and materials with extended lead times to enable early procurement. | Lead-time schedule |
| Code & Permitting | Verify compliance with building codes and coordinate permit and early release requirements. | Compliance summary |
Value Engineering
Value engineering is not about cutting corners—it's about optimizing design and construction methodology to deliver better value without compromising quality or intent.
Material Substitution
Identify equivalent or superior materials that reduce cost while maintaining or improving performance.
Prefabrication
Off-site fabrication reduces field time, improves quality, and accelerates the construction schedule.
System Optimization
Evaluate mechanical, electrical, and structural systems for efficiency gains and lifecycle cost benefits.
Detail Simplification
Streamline complex details without compromising performance, reducing field coordination and installation time.
Subcontractor & Labor Strategy
Rigorous vetting and strategic selection to ensure every trade partner meets our standards for safety, quality, and financial stability.
Prequalification
Comprehensive review of financial stability, safety records, bonding capacity, and past performance for every potential trade partner.
Reference Checks
Verify track record with prior GCs and project owners; confirm ability to deliver on scope and schedule.
Local Engagement
Leverage trade associations, industry databases, and existing relationships to identify top-tier subcontractors in every market.
Ongoing Oversight
Continuous performance monitoring, safety compliance, and quality assurance throughout the project.
Subcontractor Prequalification
Every trade partner is thoroughly vetted before contract award. Our prequalification process uses Pipeline Suite to evaluate six critical areas.
Financial Review
Analyze balance sheets, income statements, credit history, and working capital to confirm subs can financially support the scope of work.
Past Performance
Review project history, on-time delivery record, quality metrics, and any claims or litigation history on prior work.
Industry Certifications
Verify relevant trade certifications such as TCA, AISC, NETA, and applicable state and local licenses.
References & Reputation
Contact prior GCs, owners, and architects. Evaluate responsiveness, collaboration, and ability to resolve issues in the field.
Safety & EMR
Review OSHA logs, EMR history, safety programs, and incident rates. Only subs meeting our safety thresholds are eligible for award.
Local Network Vetting
Cross-reference candidates with bonding agents, insurance brokers, and material suppliers to validate local standing and market reputation.
Bid Packages: Thorough & Clear
Our bid packages are built to eliminate ambiguity. Each package includes complete scope narratives, specification references, drawing lists, and clear boundary definitions between trades. This level of detail ensures competitive, apples-to-apples pricing and minimizes change orders during construction.
We solicit 3–5 competitive bids per trade, level all proposals against a standardized scope matrix, and present transparent recommendations with full documentation.
Quality Management Program
Quality starts in preconstruction. We develop a comprehensive Quality Control plan that defines standards, inspection protocols, and oversight mechanisms for the entire project lifecycle.
Pre-Construction Quality Planning
We establish QC standards, define inspection requirements, and create protocols for submittals, testing, and closeout. This proactive approach prevents quality issues before they occur.
- Develop project-specific QC procedures
- Define testing and inspection schedules
- Establish submittal review processes
- Create closeout and punch list protocols
On-Site & Third-Party Quality Oversight
During construction, our field quality team conducts daily inspections, reviews submittals, coordinates third-party testing, and manages the final closeout process to ensure every element meets specifications.
- Daily field quality inspections
- Submittal review and approval
- Third-party testing coordination
- Final walkthrough and punch list management
