    Schedule Management

    Develop detailed construction schedules, track progress, coordinate trade sequencing, manage critical path items, and communicate schedule status and any delays or risks.

    Quality Assurance

    Conduct daily field inspections, review submittals and shop drawings, coordinate third-party testing, manage closeout and punch lists, ensuring specifications are met.

    Bid Procurement & Selection

    CM-at-Risk & CM-for-Fee Models

    CM-at-Risk

    Poerio serves as CM during preconstruction and design, then transitions to the role of General Contractor (taking financial risk) for construction. Provides continuity and alignment of incentives.

    Best for: Projects where design-build-like integration benefits outweigh separation of CM and GC roles.

    CM-for-Fee

    Poerio remains your agent throughout, with a fixed or percentage-based fee. You retain selection and contracting of the General Contractor, maintaining clearer separation of roles.

    Best for: Projects where you want objective CM oversight independent from the contractor building the work.
