Construction Management Services
Owner's advocate from project planning through final delivery
Professional Project Management on Your Behalf
Construction Management (CM) is a professional service—not a delivery method where Poerio builds the project. Instead, Poerio acts as your trusted agent, hired to oversee and manage the entire construction process on your behalf. We represent your interests in contract negotiations, coordinate multiple trade contractors, manage budgets and schedules, ensure quality, and provide objective oversight. The CM role demands absolute clarity: our client is you, the owner, not the construction contractor.
Construction Management Approach
Strategic Planning
Work with you to develop project goals, budget framework, schedule objectives, and delivery strategy. Identify critical path items and establish risk mitigation plans.
Bid Management & Trade Selection
Solicit competitive bids from qualified contractors, evaluate proposals, negotiate contracts, and ensure you receive competitive pricing with qualified trade partners.
Contract Administration
Manage all contractor agreements, establish performance standards, coordinate insurance and bonding, and ensure clear scope definition to minimize disputes and change orders.
Schedule & Budget Control
Develop and maintain realistic construction schedules, track progress, manage contractor billings, control change orders, and provide transparent cost and schedule reporting.
Quality & Safety Oversight
Conduct daily field inspections, enforce safety compliance, manage submittals and testing, and ensure all work meets design specifications and quality standards.
Project Completion & Closeout
Verify contractor completion, conduct final inspections, resolve punch list items, ensure warranty documentation and as-built drawings, and facilitate smooth owner occupancy.
Construction Manager vs. General Contractor
A critical distinction: as Construction Manager, Poerio is hired by and represents the owner, not by and for a contractor. We are not building the project—we are managing the process on your behalf. This creates different incentives, responsibilities, and accountability.
Core CM Responsibilities
As Construction Manager, we assume comprehensive responsibility for project oversight and coordination. Here are the key services Poerio delivers on your behalf.
Contract Administration
Manage all contractor agreements, review insurance and bonding, administer payment applications, process change orders, and ensure clear documentation of scope and performance.
Cost Control & Tracking
Monitor all project costs, review contractor invoices, track expenditures against budget, manage change order negotiations, and provide transparent financial reporting to you.
Schedule Management
Develop detailed construction schedules, track progress, coordinate trade sequencing, manage critical path items, and communicate schedule status and any delays or risks.
Quality Assurance
Conduct daily field inspections, review submittals and shop drawings, coordinate third-party testing, manage closeout and punch lists, ensuring specifications are met.
Bid Procurement & Selection
Solicit competitive bids from prequalified contractors, evaluate proposals objectively, negotiate on your behalf, and recommend qualified contractors based on quality and value.
Risk Management
Identify project risks early, develop mitigation strategies, coordinate insurance requirements, manage dispute resolution, and represent your interests throughout project delivery.
Communication & Reporting Structure
As your Construction Manager, Poerio maintains clear, regular communication with you and all project stakeholders. Transparency and accountability are fundamental to our approach.
| Report / Communication | Frequency | Content & Purpose |
|---|---|---|
| Weekly Progress Reports | Every week | Schedule status, completed work, upcoming activities, budget tracking, quality notes, and any emerging issues or risks |
| Monthly Budget Report | Monthly | Expenditures to date, projected final costs, cost variance analysis, change order summary, and forecast-to-complete |
| Monthly Schedule Update | Monthly | Baseline vs. actual schedule, critical path progress, upcoming milestones, delay risks, and recovery strategies |
| Project Meetings | Weekly or as needed | Attended by owner, CM, design professional, and key contractors. Coordination, problem-solving, decision-making |
| Quality & Safety Reports | Ongoing, incident-driven | Daily site observation notes, inspection findings, non-conformances, safety incidents, remedial actions |
| Change Order Requests | As submitted | Detailed evaluation of changes, impact on budget and schedule, CM recommendation |
CM-at-Risk & CM-for-Fee Models
Poerio offers flexibility in how you engage CM services. Choose the model that best aligns with your project goals, risk tolerance, and timeline.
CM-at-Risk
Poerio serves as CM during preconstruction and design, then transitions to the role of General Contractor (taking financial risk) for construction. Provides continuity and alignment of incentives.
Best for: Projects where design-build-like integration benefits outweigh separation of CM and GC roles.
CM-for-Fee
Poerio remains your agent throughout, with a fixed or percentage-based fee. You retain selection and contracting of the General Contractor, maintaining clearer separation of roles.
Best for: Projects where you want objective CM oversight independent from the contractor building the work.
